Shattered Backboards! Boring Rates! and a Scooby Doo Thermos!

**Today in History: It was on this day in 1979 when Philadelphia 76ers center Darryl Dawkins leaped over Kansas City **Kings forward Bill Robinzine, dunked the basketball, and shattered the fiberglass backboard – the first time this had ever happened. As a young boy this amazed me because I couldn’t even do it on a Nerf hoop in my room (*I still can’t). Dawkins did it again a couple of times which forced the NBA to make a ‘collapsable rim’ so it would never happen again.

**Possible Game Show Answer: PEZ candies were originally **anti-smoking mints. (*Growing up this was one of the very few candies I never gravitated towards. I don’t know if in a previous life I died of a broken neck because this candy always freaked me out, flicking the head back violently to get candy to pop out – it really just makes me nauseous to still think about it. Okay, okay, I’m sorry – I don’t mean to bring you into my depressing world, Mortgage Fans. Let me make it up to you by showing you the Pez dispensers that are worth the most money.

Wuss’up This Week: Lots and lots of fun things happening that can sway interest rates in either direction. Today we’ve got the Consumer Price Index report (expected: 92) along with three inflation reports and three Fed presidents speaking, tomorrow three more inflation reports along with Fed Chair Jerome Powell speaking, and then on Friday the U.S Retail Sales report and Capacity Utilization. If these reports come in good for the economy you’ll see rates tick up, and vice versa if the numbers disappoint.

**Interest Rate Update: First time homebuyers can be looking at 30yr fixed rates in the low-to-mid 6s when the loan is at $250k or less, and from **$251k-$766k they are in the upper-6s/low-7s for a conforming loan. For jumbo loans (*over $766k) we are looking at around 6.75% for a 30yr fixed and around 6.375% for a 7yr ARM. As usual rates will vary based on type of home, equity in the home, your credit score, and if you like historic photographs.
